Job purpose:
•Able to implement overall strategic vision for Hard FM. Ability to effect change quickly in a fast-paced, competitive environment.
•Conduct contract scoping and tendering of Hard FM functions for Abu Dhabi Plaza.
•Provide technical guidance on Hard FM related activities to internal/external stakeholders
Roles and Responsibilities:
•Hard FM functions and responsibilities include all Engineering MEP systems and all Engineering Civil works
•Ensure all systems in Abu Dhabi Plaza are fully functioning and all required maintenance is done timely as per approved O&Ms and PPMs.
•Prepare Hard FM tenders as needed in line with the tendering strategy and pooling maximization objective and perform the technical evaluation of bids on Hard FM functions.
•Assist with the technical negotiation with bidders and recommend the winning technical bid.
•Provide technical guidance on Hard FM services to FM related internal /external staff.
•Perform regular Hard FM-related research, analysis, or due diligence to derive best-practice manning and pricing standards
•Develop, monitor and review annual FM budget based upon the FM Business Model and supporting SLA’s
•Manage the various disciplines of Facility management, and Fit Out Delivery.
•Recommend, defend, seek approval for and administer capital improvement works.
•Develop and maintain strategic alliances with service providers to maximise performance and minimise VO’s.
•Ensure compliance with policies and procedures for Abu Dhabi Plaza including Health & Safety.
•Develop and maintain a Facility Asset Register. Review building service’s delivery systems.
•Actively participate in the review, approval of and code compliance of tenancy fit out documentation.
•Evaluation of service providers performance and enhance contractual SLA’s and KPI’s
•Attend to Tenant or Leasing departments requirements to perform any necessary modifications to Landlord areas based on new tenants requirements (appoint consultants and/ or contractors if needed)
•Administer and control all subcontract agreements with service providers
RELATED YEARS OF EXPERIENCE
Min of: 8+ years of experience
YOE IN MANAGERIAL POSITION
Min of: 1 to 2 years of related managerial experience.
FIELD OF EXPERIENCE
Technical and operational management of Hard FM activities in a large, mixed use developments or malls .
TECHNICAL AND INTERPERSONAL SKILLS
-Demonstrated skills in building and maintaining strong relationships with internal and external stakeholders.
-Ability to negotiate and manage a high volume of complex existing contractual agreements related to FM activities.

QUALIFICATION
BSC in Mechanical or Electrical Engineering and Maintenance.
Licensed Engineer - Construction supervision and Author/ design supervision
